Complex dilapidation settlement negotiated with exiting tenant.

The whole building had been occupied by the same tenant for 25 years resulting in redundant M&E and poor quality accommodation. 2 redevelopment schemes considered – Office/Hotel.

A Pre-let was negotiated with Apartment Hotel user for turn-key solution with strict time constraints.

Following change of use from B1 to C1 a comprehensive redevelopment was undertaken to create a 63 room (1/2 bed) Apartment Hotel.

Complex build, both in terms of design and commercial viability, due to meeting modern Building Regulations (Fire-noise -thermal) within the envelope of a building which was 25 years’ old.

From meeting with the tenant though to handing over a completed scheme took just 15 mths.

The development was completed ahead of schedule and within budget.
